It’s been a long wait and your brand new home is finally ready! You’ve got your keys and you’re about to enter what we call the Defect Liability Period (DLP).

To summarize, the Defect Liability Period (DLP) is a period of time where the developer is responsible to fix any defects in your home for free, starting from the date you’ve received your keys to your property. If your property is under the Individual Title, the DLP will be for 24 months. For Strata Title homes, it will be 36 months. The DLP acts like a warranty for your home, but it becomes void if you do a major renovation to it. So, it does not mean that you can return the house for another if something goes wrong. It just means that the developer will have any defects fixed if you do not do a major renovation!

Hence, your mission- if you choose to accept it, is to conduct a thorough inspection of your home before you move in! This step will help you save a tremendous amount of money in the long run so be vigilant and save the very nice checklist of the things you’ll need to inspect your home that you’ll find at the end of this article!

Once you’ve taken note of all the defects with your markers and pictures, include them to your defect form and send it to your developer via email, their customer service representative, or any communication channel.
